COMMERCIAL REDEVELOPMENT
This project involved the complete redevelopment of one of Wellingtons prime waterfront properties in the heart of Wellingtons ‘dress circle’.
To enable the project to be completed as quickly and efficiently as possible a four-stage consent/construction process was adopted. This enabled the strip-out and basebuild refurbishment works to commence whilst the complex seismic strengthening and upper floors, ground floor and entry façade were designed.
These stages were as follows:
Stage 1 – Internal demolition and strip-out of all 12 floors which included the previous tenants’ fitout and furniture, core bathroom facilities, ceilings, flooring, server rooms, entry lobby, lift cars, and the like along with the general open-plan basebuild fitout of 8 floors including new ceilings, flooring and services throughout.
Stage 2 – Seismic upgrade works to achieve 100% NBS rating. This involved structural steel catch-frames to internal columns and separation cuts to exterior blockwork walls throughout all floors (incl. seismic flashings and fire rating thereafter).
Stage 3 – Completion of basebuild upgrade to remaining floors including the extension and upgrade of the entry lobby/foyer, fire egress passageways, secure cycle parking facilities and disability facilities.
Stage 4 – Exterior façade and canopy upgrade revitalising the buildings street front presence.
As well as the on-floor works there was a complete overhaul of all main plant which included the replacement and/or refurbishment of all services infrastructure including new mechanical plant and equipment, major lift upgrade, new electrical wiring and main switchboard upgrade, network cabling, plumbing and access security systems throughout. To complete these works numerous rooftop helicopter lifts and high-rise craneage lifts were used requiring extensive traffic management procedures and road closures.
On completion of the works the client secured 100% occupancy due to the high standard of upgrade and future-proofing that had been adopted to ensure the buildings long term integrity and performance.
