COMMERCIAL REDEVELOPMENT


This project involved the extensive redevelopment of the complete site, transforming the building from a tired office and warehouse space to over 2000m2 of large open-plan commercial office space.

Works involved the complete internal strip-out of all building infrastructure and fitout to allow for extensive seismic upgrade works to be completed, bringing the building to 100% New Building Standard (NBS). RivCon worked closely with the projects structural engineer Silvester Clark to complete the extensive seismic upgrades which involved the following works:

  • Installation of 24 Titan Anchor Piles of numerous depths of up-to 18 metres.

  • Forming of 7 ground beams.

  • Erection of Steel K-Bracing to three facades spanning multiple levels.

  • Spraying and forming of 4 concrete shear walls some of which spanned multiple floors.

  • Installing a steel bracing diaphragm throughout the underside of the roof structure spanning over 1200m2.

In addition, the exterior façade was completely remodelled and modernised which involved the removal of the majority of the Eastern and Southern facades to allow for the installation of new glazed curtainwall bringing light to the previous warehouse spaces, the addition of a new main entry/foyer off Tennyson St, new footpath canopies, complete re-decoration, new roof and internal guttering, a complete upgrade of the carpark facilities and the addition of a feature ‘eyebrow’ and louvres to complete the aesthetic upgrade of the structure.

Further to this, the interior was upgraded to an open-plan base-build layout ready to receive tenancy fitouts. This involved new building services throughout including new mechanical plant, electrical and data services, fire protection, security systems, plumbing and drainage (including new bathroom and shower facilities), new lift and disabled lifting platform, and the like. 

To complete the works a new roof and internal guttering was installed and the carpark facilities upgraded with new asphalting and footpath crossing.
